How do I get started?
Contact our office at 864-242-4466 and we will assist you with customizing a plan that will work for you.

How do I prepare my home as a rental?
Properties vary, but you will need to:
- Have the house professionally cleaned, including the carpets
- Patch all holes
- Touch-up painting on walls, ceilings, and trim
- Make sure that the yard is mowed and in good condition

Who pays for utilities?
The tenants are responsible for having all the utilities in their own name unless the HOA provides any inlcuded utilities.

Who provides pest control?
Our leases contain terms for pest control. If there is evidence of a pest infestation during the first three days of the lease, then the owner is responsible. Any future pest control would be paid for by the tenant.

Is special insurance required?
It is always a good idea to check with your insurance agent before turning your property into a rental.

Are homeowners responsible for lawn maintenance?
Unless the landscaping is provided by the HOA, the tenants hold responsibility for maintaining the yard.

What type of properties do you manage?
We only manage these types of residential properties:
- Single family homes
- Smaller apartment complexes
- Duplexes
- Triplexes
- Townhomes
- Condos

How soon can you start managing my property?
We will list the property within 24 hours of getting keys and all signed agreements.

Does the homeowner hold the security deposit?
We hold security deposits in our escrow account until the lease is fulfilled and the property is inspected for cleaning and damages

What if a tenant is not caring for my property?
We will issue the tenants a 14 day notice to fix any issues doscovered during an inspection of your property. If the issue is not addressed, we will reach back out to you for the next steps.

If I have my own maintenance vendors, can I use them?
C-Dan Joyner Property Management does not own a maintenance company. We require maintenance vendors to have a certain level of quality, quick response time, warranty provisions, and to be fully insured.

Should I rent my home as furnished?
The market for furnished rentals is small and we do not recomend renting your home furnished.
