Quick Fixes
Please browse this list of commonly reported maintenance issues. They may save you time and a call to the office.

Air-conditioner troubleshooting
- Check the Filter - We recommend changing your filter at least every three months.
- Make sure your circuit breaker is not "tripped."
- Ensure your drain line is not clogged.
- Check your thermostat setting - While system is set to "Cool" make sure to set Fan to "Auto."
- Check air handler/furnace - you should hear it "rumbling", if not, check to make sure it is plugged in and switched on.

How to change an air conditioner filter
- A clean filter will keep your utility costs at a minimum and help to keep your A/C running steadily.
- It is a good idea to check your filter each month when making your rent payment.
- Locate the air-intake grill that holds the filter.
- Open grill and dispose of old filter. Replace with new filter.
- IMPORTANT: Insert filter in direction that air flow arrow is pointing in the direction air is traveling.
Note: If maintenance problems with the AC are caused by a dirty filter, this may be charged back to the tenant.

Central heat not working
- Make sure gas service is on with utility provider.
- Check thermostat for power - Try changing batteries.
- Replace filters on your unit.
- Check to see if your breaker has been tripped.
- Check pilot light.

Clogged drain in sink, shower, or tub
- Check for hair in your drain - Remove any found.
- Try using drain cleaner after checking your drain for clogs.

Dishwasher clogged
- Check filter in dishwasher for clog - usually located along the bottom.
- Clean float for clogs.
- Rinse dishes before placing in dishwasher.
- Use a product like Jet Dry once a month to prevent build ups.

Garbage disposal troubleshooting
- Make sure the power is OFF before troubleshooting - we recommend turning off at the breaker box.
- Make sure there is nothing stuck in the disposal causing a jam.
- Locate reset button - these are usually found along the bottom of the disposal.
- Turn Power back ON.

Refrigerator temperature issues
- Check thermostat - usually located inside the fridge along the top.
- Clean front and back grills for any dust or debris.
- Locate drain hole and clean out.

Mold and mildew buildup
- Mold can live in versatile climates but love areas with comfortable temperatures and a higher moisture level.
- Mold spores are very light and can float in the area until they find a suitable environment.
- Mold can typically be found indoors.
- Most homes will experience some type of mold - make sure to clean it up before it can spread further!
- You will usually notice mildew the easiest - typically starts as tiny black spots; Mildew is typically found in your shower or bathtub, your kitchen sink, or damp windows.

Gas fireplace issues
- Check the emergency gas valve and turn it on.
- Pilot light must be lit - If you are not able to get the pilot light lit, please contact the office.

Clogged toilet
- Make use of a plunger - if this does not work call maintenance.
Note: If a tenant is found to have caused the clog then you may be accountable for the bill.

Overflowing toilet quick fix
- Look behind toilet for the water valve - turn CLOCKWISE to turn off.
- Remove the toilet tank lid - usually located along the top of the toilet.
- Lift the fill valve and ensure the rubber stopper is not leaking.
- Remove the water tube.

Emergency toilet shutoff
- Look for the water valve located behind the toilet.
- Turn the valve knob CLOCKWISE to shut off the water flow.

Hot water not working
- Do you use gas? Check to ensure your service is connected.
- Lighting of the pilot light is the responsibility of the tenant.
- Is your pilot light lit? - If the pilot light is lit, check your breaker panel and any fuses that may apply.
- Look for the thermostat on your hot water tank.

Emergency sink faucet shutoff
- If faucet is running, turn off immediately.
- Look for the water lines that are usually located below the sink - you should see a set of valves.
- Turn water valves to the CLOCKWISE to shutoff water flow.

Chirping smoke detector
- Disconnect the smoke detector by twisting counter-clockwise.
- Check the battery and replace with a new one. - reattach to the wall or ceiling.
- If replacing the battery does not stop the chirping, remove the battery and locate the test button - hold down for 15 seconds.
- If the chirping still persists, please contact the office immediately.

Checking and resetting circuit breakers and GFI outlets
- When power becomes overloaded, your outlets make "trip."
- Check for a reset button on the outlet - usually a button located in the center of the plate.
- Still not working? Look for other GFI outlets in the home and press the reset button.
- Locate the breaker panel and check for any switches that may have been "tripped". Flip switch to "Off" position and then to "On" to restore power.

Gas range troubleshooting
- Clean regularly. Try to limit amount of water on burners to avoid making them wet.
- Use a damp cloth when cleaning.
- Check for any wet burners.
- To dry out, turn oven on to 350 degrees for 30 minutes
