  • Where can I submit an online application?

  • How much is the application fee?

    The cost per application is $70.00. Anyone over the age of 18, must fill out a separate application.

  • What are your rental qualifications?

    C. Dan Joyner  is committed to equal housing and we fully comply with the Federal Fair Housing Act (FFHA) and with all state and local fair housing laws. We do not discriminate against persons because of race, color, religion, sex, handicap, familial status, or national origin.

    • Anyone who is 18 or older needs to submit an application and they are required to pay a nonrefundable application fee
    • Applicant must submit copies of most recent months payroll stubs
    • Pets must be approved before applying. No dangerous breeds. 
    • Applicant must provide all landlord contact info for past 3-5 years of residency
    • No balance owed to landlords within the past 5 years
    • Negative landlord references or consistent late rent payments will be grounds for denial
    • The combined gross monthly income of applicant must be at least 3x the amount of rent
    • No evictions filed in the past 5 years
    • Inaccurate or falsified information will be grounds for denial
    • Criminal records and convictions may be grounds for denial
    • Registered sex offenders may be grounds for denial
    • No Smoking allowed inside homes or garages.
    • Credit scores below 500 will be grounds for denial
    • Bankruptcy must be dismissed or discharged for at least 6 months prior to application
    • The total number of occupants must not exceed two persons per bedroom. An exception will be made for children under the age of two. Children under two are allowed as an additional occupant of a single bedroom when the child resides with the parent or any other legal guardians.

    Errors & Omissions: We encourage all tenants to verify schools, allowable pets, expected features, or any HOA concerns prior to signing a lease agreement. Any information posted in any advertisement does not constitute a written agreement or guarantee of the facts stated.


    Security Deposit: Security Deposits are generally equal to one month’s rent. Nonetheless, in cases where there are more perceived risks due to rental history, income, credit, etc., the Landlord reserves the right to require a higher security deposit in these instances.


  • Is the rent amount negotiable?

    Our team is happy to present your rental offer to the owner. We do extensive research to set rental prices. 


  • Do you accept cosigners?

    Cosigners are not be permitted for applicants with previous evictions or negative landlord references. Cosigners are allowed on a case by case basis.

  • Can I view a home that I may be interested in?

     We can typically show properties in one of two ways:


    For occupied homes: Schedule an appointment by filling out the Request a Showing form on the website listing or by contacting our office at 864-242-4466.


    For vacant homes:  You can typically come by our office and check out a key during the week. ID and deposit required. All keys must be returned the same day

  • What do I do if I am interested in a property?

    First, check the information posted on our website. We do our best to include the most accurate and up-to-date information about each property. Then, you can drive by the property yourself, or go ahead and schedule a showing with us.

  • How long will you hold the property?

    In order to rent one of our properties, you must sign the lease and pay the non refundable security deposit within 24 hours of application approval or we reserve the right to move on to the next qualified applicant.

  • What are your lease terms?

    The Lease Agreement is typically for a 12-month term. We will consider short term or longer leases but they must be approved prior to submitting an application. After the initial lease term, either party may provide a 30-day notice to vacate.
